As a licensed Community Association Manager (CAM) and former condo board president, treasurer, and director, he didn't need to catch up. He had lived the governance, the reserve funding debates, the deferred maintenance decisions - the exact dynamics that SB 4-D was designed to correct. As Florida continued refining its framework through SB 154, HB 1021 (Condo 3.0), and HB 913 in 2025, John tracked every update and translated it into actionable guidance for buyers, sellers, investors, and the companies seeking his counsel.
